Hi there and welcome!
I’m going to go out on a limb here and guess who you are.
Well, not exactly who you are (as in your name) but rather what makes you tick.
Here we go:
You are a Real Estate Investor (or "Entrepreneur" as I prefer to call us), and you truly believe that real estate investing, done properly, is the best way for everyday people to create cash flow and a significant net worth, backed by something solid...real property.
You understand that in order to create life-changing income and wealth from real estate, you need to have a fairly large portfolio of properties (either in number of properties, or in the size or number of the deals you do).
You also understand that in order to create the kind of portfolio that will allow you to have the income, net-worth and real estate lifestyle you want, you cannot do it by self financing your deals on your own. Sooner or later every serious real estate entrepreneur needs to use O.P.M. (Other People's Money) and bring on JV/Investor partners (or as I call them "Money Partners").
Even though you understand the need to work with other people and their money, you don't feel comfortable with the 'traditional' ways we are told to go about getting it. Things like...
Dialing for Dollars (aka Cold Calling). The idea of calling up people on the phone and trying to get them to invest with you does not appeal to you. You don't like the idea of massive rejection, nor do you want to come across as 'needy' by chasing people for money. You know that this is not the positioning you should have in front of your prospective investors.
Then there's schmoozing, networking and 'turning every conversation into a real estate conversation'. There's nothing wrong with meeting and socializing with people, but trying to immediately turn these conversations around to investing with you is not your idea of an effective way to engage investors. Again, you don't want to come across as desperate (nor do you want to raise the wrath of the Securities Commission by raising money from the general public without the proper licensing or permits).
Sending out unsolicited information about your deals to people that you know is another tactic. Emailing everyone you know with details about your deals might seem like a good idea on the surface, but really it's just SPAM (and will probably turn a lot of potentially great investors against you).
All of these scenarios involve you chasing after the money.
